Efficiently collect rent and remit funds to the owner with monthly reports, prepare professional tenant agreements & maintain accurate records as required.
Are familiar with the Alberta Residential Tenancies Act and the Residential Tenancies Dispute policy and procedures.
Advertising , screening & placement of Tenants.
Move in/Out reports.
Quality leases & forms (refined & reviewed regularly)
Respond quickly to Tenant concerns
Collection of rent & disbursements of funds to owner.
Accurate monthly statements reflecting a full accounting of funds.
Contacts with trades’ people for maintenance, plumbing, furnace repair, etc.
Basic Fees … 15% of gross income (plus gst ) Less any disbursements made on Owners behalf.

Actual costs of property management maintenance, repairs & necessary expenditures.
Advertising (minimal, as free sites and our website are used).
